A casa di Ma tutti sono i benvenuti. Ma non contate di tornare a casa sani e salvi. Sue Ann, un tipo solitario e riservato, vive in una tranquilla cittadina dell'Ohio. Quando Maggie, una nuova adolescente arrivata in città, le chiede di comprare degli alcolici per lei ed i suoi amici, Sue Ann coglie l'occasione per fare nuove insospettabili, e decisamente più giovani, amicizie. La donna offre ai ragazzi l'opportunità di evitare di bere e guidare invitandoli ad usare la sua cantina come luogo di ritrovo. Ma sotto il suo tetto ci sono delle regole da seguire: uno dei ragazzi deve rimanere sobrio. Nessuna imprecazione. Mai salire al piano di sopra. Tutti devono chiamarla "Ma". Quando però l'ospitalità di Ma comincia a trasformarsi in ossessione e quello che è iniziato come un sogno adolescenziale diventa un terrificante incubo, la casa di Ma si trasforma dal posto migliore in tutta la città al peggiore al mondo.
